how do we bring
your property
to the market?
The
procedure is as
follows :-
Step
1/
- An
initial inspection
and rental valuation
will be carried
out by Joseph
Harwood BSc
MRICS,
a fully qualified
chartered valuation
surveyor.
- During
this meeting
advice will
be given on
the electrical
appliances,
gas appliances
and furnishings
as these need
to comply with
current legislation.
Step
2/
- Full
details of the
property will
be taken and
advice will
be given covering
the best way
to present and
market the property
together with
a rental valuation.
- If
agreeable to
the above, then
a letting only
or a letting
and management
contract is
entered into
between the
parties.

What
happens next?
Once
the contract and
fees have been
agreed then Spencer
Birch will carry
out the following
:-

The property
is brought to
market through
local advertising
on a weekly
basis and through
right move,
homes in Nottingham
and our own
website.

Listing and
property lists
given to prospective
clients.

A window card
and display
is created for
our shop window.
Details of the
property will
be circulated
through our
mailing list
and also large
companies and
institutions
where appropriate.

Electrical appliances
and gas appliances
will be serviced
(if required)
to gain the
correct certification.

Accompanied
inspections
of the property
will be carried
out with prospective
tenants by our
own professional
staff.
-
Prospective
tenants will
be interviewed
and references
will be obtained.

An Assured Shorthold
Tenancy Agreement
will be prepared
having regard
to the terms
of the Housing
Act to protect
the landlord’s
position with
regard to regaining
possession of
the property
at the end of
the tenancy.

A full inventory
of all fixtures
and fixtures
remaining in
the property
will be prepared
and agreed with
the tenant.

We will arrange
for the tenancy
agreement and
the inventory
to be signed
by the tenant
and collect
one month’s
rent plus a
deposit to be
held until the
expiry of the
tenancy and
following a
satisfactory
final inspection.
Step
3/
We
will notify all
statutory authorities
of the date the
tenancy commenced
including the
Local Authority.
